On Gessner, Greenside Is Opening One Storefront at a Time

Greenside, the redevelopment at 1085 Gessner Road just north of I-10 across from Memorial City Mall, currently has two published opening dates. On September 21, 2026, the Houston Chronicle reported that the 35,000-square-foot complex is "expected to open in November." MetroNational's own development page says "opening in early 2027." Both dates can be accurate because no single opening exists. Each tenant runs on its own state-filed construction schedule, and those schedules stretch from last spring to April 2027.

Two Dates, One Address

The project's own homepage shows the overlap. It carries a "Coming Soon on the Greenside" heading and a "Now Open on the Greenside" heading on the same page. No Greenside-wide grand opening date or event has been announced.

The project comes from MetroNational, which owns Memorial City Mall, and Radom Capital, the developer behind Monrose Collective and Heights Mercantile. It is the first partnership between the two companies. Michael Hsu Office of Architecture designed the project, and construction began in April 2025 on a former warehouse site. By mid-June 2026, the developers said the main buildings were finished and all but 3,500 square feet was under contract.

So the shell is built and nearly fully leased. What remains is the interior finish-out for each tenant. In Texas, that work leaves a public record with the Texas Department of Licensing and Regulation, and those filings give a more useful calendar than either headline date.

What the State Filings Show

The dates below come from TDLR project registrations. They are contractor estimates for buildout, not opening dates, and they can change.

The filings sort into a clear order. Smaller wellness and quick-service spaces began buildout in spring and summer. The two largest restaurant spaces, Pizzana and Hudson House, run on schedules that don't finish until 2027. Read that way, November and early 2027 describe different points in one sequence: when the first group of businesses settles in, and when the full lineup is in place.

The Everyday Tier Came First

The first tenants to begin work are the kind of places people visit before work, between errands, or after a workout.

solidcore has the most advanced record. Its TDLR status reads "Inspection Complete," and MetroNational's page lists the studio as one of the ways to stay active at Greenside, next to the outdoor trails. The same page still labels LEEMOO and Honest Mary's "coming soon." Leemoo's filed buildout runs through October 6. Honest Mary's has publicly targeted fall 2026.

Original ChopShop, the juice and protein-bowl chain, sits outside the retail buildings. It is at the base of the 10100 Katy Freeway office tower that belongs to the Greenside campus. The company announced a July 22 opening at 10 a.m., though no later report has confirmed that it opened on that date. The tower is also the headquarters of Cemex USA and McGriff, so a weekday lunch crowd is built in before most of the retail opens.

Three names from the June tenant announcement have no individual date yet. The developers expected all three between fall and the end of 2026.

  • Merit Coffee. The San Antonio-based brand has 14 Texas locations. Its 1,700-square-foot Greenside shop follows Houston openings in West University and the Heights.
  • Epic Cycles. The cycling retailer and service shop is moving from CityCentre into a storefront of about 2,000 square feet. It also has a West University location.
  • Tifa Chocolate & Gelato. This 1,100-square-foot shop will be the franchise's second in the Houston area. A March report aimed for summer. The June announcement moved it into the fall-to-year-end window.

Swish Dental, a Texas-based practice, will take 3,100 square feet. Its filed remodel runs through November 30. Hiatus Day Spa was part of the February tenant announcement, but no filing or date for it has surfaced.

Dinner Arrives Last

The order matters most for anyone thinking about a sit-down meal on Gessner. Greenside's two largest restaurant spaces are the last projects on the calendar.

Pizzana's 4,328-square-foot finish-out was registered to start September 16 and finish January 16, 2027. No public opening date has been announced.

Hudson House came later still. The Dallas-based seafood restaurant opened in Dallas in 2017 and already has Houston locations in River Oaks and Rice Village. In September it filed for a 6,095-square-foot space at Suite 290, with an estimated project cost of $2 million. Construction is projected to start November 19 and finish by April 4, 2027. The Chronicle notes that TDLR details are subject to change, and the restaurant has not given an opening date.

A third restaurant sits between those two on the calendar. In June 2026, the Houston Business Journal reported that ChopnBlok plans a third location in a Memorial City redevelopment. The restaurant earned a Michelin Guide designation in 2025, and The New York Times included it on its list of the 50 best restaurants in America that year. A TDLR filing for "ChopNBlok Memorial" covers a 3,757-square-foot restaurant build-out at Greenside's Suite 270, with work scheduled from September 7 to November 9, 2026. ChopnBlok does not appear in the developers' June tenant roster, and no opening date has been announced.

The Lawn Has No Opening Date

Greenside's most public feature has no lease or suite number. The site plan centers on a one-acre green space with patios and a quarter-mile running and walking trail. Earlier plans also included a central lawn, a children's play structure, and pedestrian walkways connecting Gessner Road to Mathewson Lane.

That walkway connects one block to another. MetroNational describes Greenside as former industrial buildings remade into a community destination "in the heart of Memorial." Retrofitting old buildings, not clearing the site, explains much of the staggered schedule. Each tenant fits out its own space inside a shell that was already finished in June, so a gelato counter and a 6,000-square-foot seafood dining room naturally reach completion months apart.

A few practical points remain open as of early October 2026:

  • No source has published parking details, including the number of spaces, where they are, or how traffic enters from Gessner.
  • No grand opening event has been announced for the whole development.
  • The open-or-closed status of most individual tenants hasn't been confirmed by a post-opening report. Check each business's own channels before making a special trip.

For now, the filings show a walking trail, a fitness studio, and a set of cafes and juice bars filling in through the end of 2026. Pizzana's buildout is filed to finish in mid-January, and Hudson House's in early April 2027.
